Our minimum stay is typically 5 nights during peak season (July–August) and 3 nights in shoulder season. We are flexible for longer stays — just ask.

Cancellations made more than 30 days before arrival receive a full deposit refund. Between 14–30 days, 50% of the deposit is refunded. Less than 14 days, the deposit is retained.

Yes, we ask for a 30% deposit to confirm your reservation. The balance is due on arrival. We accept bank transfer or card payment.

Each 50 sqm apartment includes a full kitchen with oven, fridge, and coffee maker, a bedroom with double bed, a living room with fold-out sofa, air conditioning in both rooms, free WiFi, and either a private terrace or balcony.

Each 50 sqm apartment sleeps up to 4 guests — one double bed plus a fold-out double sofa bed. Both the Garden View and Balcony apartments are identical in size and capacity.

Absolutely. Every kitchen has a stove with oven, fridge, coffee maker, kettle, toaster, complete kitchenware, plates, utensils, and cooking pots.

Apartments are cleaned every three to four days, usually between 10:00 and 14:00, and we confirm availability beforehand. Fresh sheets and towels are provided on each clean.

Unfortunately, we do not allow pets at the property to ensure comfort for all guests.

You receive a room key and a magnetic card on arrival — slide the card into the wall slot near the entrance to activate the electricity. Please bring only one set of keys; lost keys carry a €50 replacement fee.

There are two units — one in the living room and one in the bedroom. Keep windows and doors closed while they operate, and switch them off when you leave the apartment.

Smoking is restricted to shared common areas. For fire safety among the dry olive groves, please do not throw cigarette butts in the garden or from balconies.

Quiet hours begin at 21:00. House parties, BBQs and bringing outside guests onto the property are strictly prohibited.

Each apartment sleeps a maximum of 4 guests. Any extra guests on arrival incur additional charges applied through the booking platform.

Check-in is from 15:00 until 23:00. Please let us know your arrival time in advance. Check-out is by 11:00. Early check-in or late check-out on request.

We do not offer a dedicated pickup service, but we can arrange a taxi to meet you at the airport or port.

Skiathos Airport (JSI) is about 15 minutes by taxi. The port is 10 minutes by bus. We can arrange a taxi for you.

We are about 6 km from Skiathos Town — roughly 10 minutes by bus or 15 minutes by car/taxi.

Agia Paraskevi Beach is 200 metres away — a 3-minute walk. It is a sandy, organized beach with sunbeds and beach bars.

Yes — Bus Stop 16 is at Agia Paraskevi Beach, exactly 200 metres from the villa.

Yes, several tavernas line the back of Agia Paraskevi Beach. Most are within 5–10 minutes walk.

We accept VISA, Mastercard and Maestro cards, plus bank transfer for the deposit. Cash is not accepted at the property.

The price is per apartment per night, regardless of how many guests stay (up to the maximum of 4).

Yes — children of all ages are welcome. Note that cribs and extra beds are not available, and guests under 18 must check in with a parent or guardian.

No — parties and events are not allowed, and guests are asked to observe quiet hours between 21:00 and 09:00.
